This competition-winning design for two seven -storey residential brick buildings at Bourke Street, Zetland in the City of Sydney was acquired by Greystar to be its first Built to Rent project in NSW. A S4.55 has been approved and the building has commenced construction. The yield is 190 apartments.
A new street bisecting the site called ‘Kingsborough Way’ will be completed, with a single carpark located beneath this new piece of city infrastructure. Two separate pedestrian/cycle ‘through-site-links’ will also be provided with the construction of this key project. The design seeks to draw cues from the surrounding industrial warehouse heritage and from the dense future site context.
The new curved street has inspired the curvature of all key corners of the proposed brick-banded buildings. The resulting two sinuous L-shaped street wall buildings are visually connected via proposed ‘bridges’ facing one another across the future roadway. Most of the ground level will comprise of amenities, yoga, shared work spaces and multifunctional rooms. The difficult geometry of the site is resolved through simplified planning strategies that aim to create an elegant planning solution, providing well-articulated forms which express the internal layout.
