499 Kent Street

PTW developed the Stage 1 Development Application (Stage 1 DA) for 499 Kent Street Sydney City and incorporating a new tower above the former ‘Universal Film Manufacturing Co’ Warehouse, a 3-4 storey face brick building in the Art Deco style.

The proposed building envelope, supports a mixed use tower for a Sydney city site with a site area of 811m2. Identified within the 2012 Sydney Local Environmental Plan as Schedule 5 Heritage Item 1834, this site includes the former ‘Universal Film Manufacturing Co’ Warehouse including interior and yard”. The heritage significance of this place is understood from the public domain of the city; and of significance here is the overall external form of building with its continuous facades to Kent Street and Druitt Lane.

The proposed building extension, with a reduced front and rear setback is the best outcome for the site. With a finished RL identified at 80m, this building envelope will respect the curtilage of the Heritage LEP item without any additional visual impact and meet the intent of the ADG through careful interior planning. The proposed building recognises the heritage significance of the place - the former Universal Pictures Building, allowing for a unique mixed use development.
